Buyer Inquiries and Leads

Websites such as Zillow, Realtor.com, Trulia, and Homes.com generate revenue by selling buyer inquiries—commonly referred to as leads—to real estate agents. They typically divide coverage by ZIP code and may sell the same ZIP code to multiple agents, sometimes as many as twenty. When a potential buyer submits an inquiry, it is distributed among those participating agents rather than being sent directly to the property’s listing agent. This is why you may receive calls or messages from several different agents after submitting a request on one of these platforms.

Zillow's platform for agents to buy leads is called Premier Agent and Realtor.com is called Connections Plus.

Once your property is listed on the MLS, neither you nor your listing agent will receive those inquiries directly from these third-party websites. However, this does not negatively impact your home’s chances of selling. Agents invest in purchasing these leads because they are motivated to connect with active buyers. When a serious buyer expresses interest, the agent who receives the inquiry will either show the property themselves or the buyer will coordinate with another agent to arrange a showing --- This has long been the standard operating model for online real estate platforms.
