The buyer does a home inspection during the option period and this is to be thought of as "round two of negotiations" but dealing with repairs.
After the buyer does the home inspection, the buyer agent with send us an amendment with the repairs they are asking for. We handle this in much the same way as negotiating the contract. We are waiting on them to send the amendment. The ball is in their court. If they do not ask for repairs, then they are taking the property "as is".
Once terms are agreed up, we set you up on eSign for the amendment, if they ask for repairs.

Once we are past the option period:
The agent work is mostly done at this point.
The contract is at the title company, waiting to close. All work is being done with the buyer and their mortgage company. Once they have completed their process, they send closing instructions to the title company.
