- Single family homes: Texas 1-4 family sales contract
- If the buyer is financing: Third Party Financing Addedum
- If you need a sellers temp lease, to give possession after closing: Sellers Temp Lease

How to start negotiaitons with the buyer:
* The buyer can submit a quick informal offer on our site www.BuyTwoWays.com
- Have them send you a prequalification letter from their lender
- Send them a copy of your seller disclosure (this is in your client admin)
- Negotiate sales price & close date
- How much money are they financing
- Who is paying title insurance
- Do you have a survey, if not, buyer normally pays for a new one
- Are you giving possession at closing and funding or will you need a sellers temp lease
- If you download the sales contract above we have already filled in a lot of the basics
- We recommend that you not do a contingency unless their home is under contract and out of the option period
- We recommend that you not let a buyer move in prior to closing
