At BuyTwoWays.com, buyers can type in your address and your property contact info will pull up. After it pulls up, anyone can contact you directly for information, set a showing, or make a formal or informal offer. If the buyer is working with an agent, most likely they will contact their agent for a showing. With our company, buyers can buy through their agent or buy from you directly as a "for sale by owner".

Proof Your Listing now:
You will need to read over this listing carefully and check for any errors. Please reply to the email that was sent to you with the listing and send all the changes, in one email, at one time. We will then log in and make all the changes the MLS. This free proofing period is for 3 days after going active. We charge for changes other than price reductions.

Public Websites and buyer leads (MOST COMMON QUESTION)

We do not get buyer inquiries or leads from sites like: Realtor.com, Zillow, and sites) download from the MLS, so it will take a while for your listing to show up on them and sometimes even longer for the photos! We have no control over any of the websites, only the MLS. Some MLS's do not allow the listings to download, we cannot change this.Your contact information cannot be put on public websites.

We do not get buyer leads or inquiries from web sites like Zillow, realtor.com, etc. The reason is that these companies make money to sell leads to agents. They will take a zip code and sell to about 20 agents and if you are an agent paying for leads in that zip code, that agent will get some leads on a rotating basis. If an agent gets a lead on your home and their client is interested, they will show your property.

How do buyers get my info:
We are not able to put your contact info in any section on the MLS, that downloads to a website.  So we have several ways they can get your info.
1) Your sign has a QR code that takes buyers to BuyTwoWays.com , which enables them to get your contact info or send an informal offer.
2) If they call us from a website we will give them your contact info.
3) If we are not available, our phone system will direct them to SetShowing.com which enables them to get your contact info.
4) If we do receive a lead from a website, we will forward them to 
SetShowing.com.


To make changes after free proofing period:
Please do not email us changes. Log into your client admin, click on Change Listing, use the drop-down menu. Once you submit the change, please allow one full business day for changes to show up. There is no charge for price reductions of 1% or more, but all other changes will have a fee. Remember, we make changes to the MLS, but the public websites may take a while to download from the MLS. * We charge for changes other than price reductions.

* Set up the Showing Time App:

If you have a plan that includes this service, we have already set it up for you with Showing Time, and on the MLS; however, you may want to download the app on your phone or login to see showing feedback and other details. Go to myhome.show and click on "create new account" and sign up with the email address that you gave us.

How will you get offers:

We have instructions for agents what to do, so you do not need to instruct them. We have an offer forwarding site www.sendoffer.com, you will receive offers at the same time we do by email and they will also show in your client admin under "offers".

Status Changes:

IT IS IMPERATIVE THAT YOU NOTIFY US WITHIN 24 HOURS OF ANY STATUS CHANGES!! You may incur a fine, if you do not notify us of signed contract or closing.

MLS number:
The email we sent you with the link to your listing, has your MLS number. The link will expire; however, the MLS listing will not expire until the end of your term.

Contact Info:
Please check your contact info at www.buytwoways.com, just type in your property address and search, if it is incorrect or not there, email sm@listingresults.com

Correspondence:
ALWAYS reference your PROPERTY ADDRESS on phone calls and emails. Failure to do this will result in delays.

Commission:
Buyer agent commissions are now prohibited from being mentioned on the MLS Listing. The commission for buyer agents is a negotiable aspect of the contract. If a buyer agent contacts you, it is advisable to direct them to the offer instructions on the MLS and ask them to submit the offer along with the commission they prefer.
 

Once you are under contract - What to do next?


Write and prepare FSBO contract If a buyer comes to you directly without an agent, and you would like for us to prepare contract, review and disucss and set everyone up for eSign, we charge an additional fee. With our full service plans we charge an additional $299. All other plans are $599. * We cannot represent the buyer. *

If you wish to cancel during the listing period and relist, there is a fee for doing this. Please reach out to us for a quote. This is basically starting the listing all over again with a new MLS number. There is no advantage in doing this. The only key to selling is the price.
